Fred Sterhan serves as Managing Partner, President and Chief Operating Officer of Paradigm Atlantic Management Group (PAMG), where he leads operational strategy and execution across the firm’s integrated platform. With an unwavering commitment to hospitality and servant leadership, Fred ensures alignment between ownership objectives and day-to-day performance—delivering exceptional resident experiences while driving long-term asset value.

Fred brings more than 30 years of leadership experience in full-service hotels, resorts, and condo-resort operations, complemented by seven years focused on senior living, business development, and concept design. This unique background allows him to translate hospitality principles into senior living environments—elevating service, strengthening culture, and improving operational outcomes.

Known for building high-performing teams and fostering strong stakeholder relationships, Fred creates environments where both people and performance thrive. Ted Prosser
MANAGING PARTNER

Ted Prosser is a Managing Partner of Paradigm Atlantic Management Group (PAMG), bringing more than four decades of experience in real estate development, property management, and entrepreneurial ventures across multiple markets.

As Founder of Landmark Asset Management and Sequoia Equity Partners, Ted built and led a successful asset and property management platform for over 30 years, overseeing a diverse portfolio of commercial assets. His experience includes office parks in Colorado and Texas, along with mixed-use and urban redevelopment projects that contributed to the revitalization of downtown Asheville, North Carolina, where he played a key role during a period of significant growth.

Ted holds a degree in Landscape Architecture from the University of Georgia, shaping his approach to development through a lens of environmental awareness, placemaking, and long-term asset stewardship. His work reflects a focus on aligning the built environment with natural systems to create economically and environmentally sustainable communities.

A lifelong waterman and environmental advocate, Ted brings a wellness-oriented perspective to real estate, emphasizing responsible development practices and long-term value creation across PAMG’s portfolio.

Karl Drucks
PRESIDENT, PARADIGM SENIOR LIVING (PSL)

Karl Drucks serves as President of Paradigm Senior Living (PSL), bringing more than 20 years of continuous experience with the organization and a comprehensive, ground-up understanding of senior housing operations. Having advanced through roles in marketing, business office management, human resources, and direct resident care, Karl leads with a rare combination of operational depth and frontline perspective.

His early experience teaching English abroad strengthened his communication skills, cultural awareness, and ability to support and develop diverse teams—qualities that now define his collaborative and people-centered leadership style across PSL’s portfolio.

Over two decades, Karl has played a key role in shaping PSL’s operating standards, team culture, and resident-centered approach to care. In his role as President, he oversees regulatory compliance, licensing, team development, and performance management, ensuring consistency, accountability, and high-quality outcomes across all communities. Karl is known for fostering environments where both residents and staff can thrive—aligning operational discipline with a culture of service that supports long-term performance and reputation.

He works closely with PAMG leadership to align operations with broader development and asset management strategies, reinforcing PSL’s role within the firm’s integrated platform.
