Essentia is a multi-faceted, fully entitled development spanning approximately 110 acres in Boiling Springs, South Carolina—bringing together senior living, multifamily residences, single-family homes, retail, and educational facilities within a thoughtfully integrated intergenerational community.

In partnership with True North, a charter school developer, the PAMG team assembled the 10-acre school site and surrounding parcels to establish a community anchored by an Academic Village, including an Early Learning Center, K–8 charter school, and planned high school, alongside a senior living development. PAMG led the master planning process, engaging Gensler to advance a “20-minute neighborhood” concept—connected through pedestrian-oriented greenways, trails, and shared open spaces that encourage daily interaction and social connection.

Phase I of the development, Libertas Academy, opened in August 2024 with 800 enrolled students and a waiting list of over 700—demonstrating strong community demand. As a tuition-free charter school, Libertas serves as the educational anchor of Essentia. The development is entitled for approximately 1,200 units and is advancing Phase II plans for the Academic Village, including an Early Learning Center and high school, alongside a ~200-unit senior living community, ~80 single-family homes, and ~150 build-to-rent residences. This balanced housing mix aligns with demonstrated regional demand while supporting residents across all life stages and driving long-term asset performance.

Centered on health, wellness, and social connection, Essentia integrates walkability, community programming, and amenity-rich environments—including childcare, co-working, and fitness—to support both daily life and long-term well-being.
